Pinnacle Gets Permit for 110-Unit Senior Tower in Naranja

Pinnacle’s Tropical Crossings drew a Miami-Dade new-construction permit on Sept. 17, putting an eight-story, 110-unit senior rental community on track in the far south end of the county.

Why it matters

Affordable senior housing is a thin pipeline in South Miami-Dade, and this one is vertical rather than the low-rise garden product common near Homestead. For developers and builders, it shows an affordable operator committing to height on the SW 137th Avenue corridor in the Naranja and Princeton area. The numbers

The county record lists permit 2026072345 as new construction for 110 units across 8 floors and 79,565 square feet at 25001 SW 137th Ave, with a declared cost of $4,376,045. That works out to roughly $55 per square foot, far below what an eight-story build costs, so the figure likely covers only a permit phase and should not be read as total project cost. The permit lists A & G Roofing Contractors LLC as contractor, and the developer of record is Pinnacle at Tropical Crossings.

Florida YIMBY reported the project as 39 studios and 71 one-bedrooms, aimed at low-income seniors earning between 30% and 60% of area median income. The outlet put the project cost at just over $40 million, named PC Building as general contractor and Anillo Toledo Lopez Architecture as architect, and said completion is targeted for fall 2027. The gap between that $40 million project cost and the $4.4 million declared on this permit is a further reason to read the permit figure as one phase of the build.

What’s next

Watch for additional permits, since the declared cost points to further scope still to be filed. Florida YIMBY reports construction running toward fall 2027, which would put lease-up in the following months. Whether the permit contractor is a roofing specialty trade or a placeholder for the larger build is a question the later filings should answer.
