Pompano Votes Tuesday on 1.29-Acre Ocean Blvd Land Use Change
Pompano Beach hears first reading on a 1.29-acre oceanfront land use change Oct. 13, while Hollywood and Delray Beach take up 60-plus units of site plans.
Pompano Beach commissioners vote Tuesday, Oct. 13, on first reading of a land use map change for a 1.29-acre oceanfront site at 552 and 600-604 N Ocean Blvd, the biggest development ask on this week’s South Florida agendas.
Why it matters
The Pompano item is a comprehensive plan map amendment, item 26-551 on the 1:00 p.m. agenda. The agenda does not name a project or an applicant. Press reports have tied the same three addresses to a proposed 15-story, 59-unit condo, and we reported on Oct. 7 that TCA Pompano Holdings paid $10.5 million for 552 N Ocean Blvd. We have not confirmed who is seeking the change.
The agenda says the local planning agency heard the item on June 24 and that a transmittal and adoption hearing will follow. Tuesday is not final approval.
The numbers
Four meetings carry development items, all on Oct. 13:
- Pompano Beach City Commission, 1:00 p.m.: 1.29 acres, first reading.
- Hollywood Planning and Development Board, 6:00 p.m.: a four-story, 27-unit building at 1118-1126 N 17th Ave; a four-story, 33-unit building at 1504-1510 N Dixie Hwy; a four-story, 50,472 sf self-storage facility at 1109 N 21st Ave that asks to cut a 10-foot setback to zero; and a rezoning of 0.77 acres at 2326 Thomas St, requested by Broward County, from multifamily to government use.
- Hollywood, same board: file 25-DP-73b, filed by PRH 1301 S Ocean Drive, LLC with the city, seeks a recommendation on development standards and site plan for Harry Berry Park improvements, including parking and restrooms.
- Delray Beach City Commission: five two-story townhouses at 120 SW 3rd Ave, and three lot coverage, floor area ratio and upper-floor waivers at 1401 Dale Lane.
What’s next
The Hollywood board only recommends. The city commission decides, and the park file sits on the same site as Related’s contested Portofino tower. Watch whether the board attaches conditions.
In Pompano, watch the scheduled transmittal and adoption hearings. Developers working along South Florida beachfront corridors should read the Pompano outcome as a signal of how readily commissions will lift density on assembled oceanfront parcels.
