An LLC called LZ Sunflower paid $1,700,000 for 87-02 55 Road in Queens, then filed with the Department of Buildings 20 days later to turn the one-family house into a two-family. It was the fastest of four deed-to-filing moves we matched across Queens and the Bronx this month.

Why it matters

A filing is the first visible sign of what a buyer plans. Matching ACRIS deeds to DOB NOW filings by address shows intent weeks before a permit issues or a crane arrives. In all four cases the buyer on the deed is not always the owner named on the filing, which is common when an affiliate or manager files. We report each name as the record shows it.

The numbers

  • 87-02 55 Road, Queens: $1,700,000 deed dated Sept. 9. Alteration filing Sept. 29 lists 1 existing and 2 proposed dwelling units at an initial cost of $286,900. Owner on the filing: LZ Sunflower LLC.
  • 4055 Murdock Avenue, Bronx: $913,000 deed dated July 9 to Murdock Development LLC. New Building filing Sept. 24, 77 days later, for a two-story, two-family house. Owner on the filing: North Gate Management.
  • 809 Brady Avenue, Bronx: $1,625,000 deed dated July 15 to 809 Brady LLC. Full Demolition filing Oct. 7, 84 days later, for a two-story house with 2 existing units, cost listed at $45,000.
  • 37-30 58 Street, Queens: $1,565,000 deed dated July 13 to Brickstone 58 LLC. Full Demolition filing Sept. 25, 74 days later, for a two-story frame house, cost listed at $59,700. Owner on the filing: JD Electrical Enterprises.

Combined price for the four deeds: $5,803,000. Average gap: 64 days. Filing status on all four is under plan examiner review, so none is approved.

What’s next

A filing is a proposal, not an approval. Watch for permit issuance at each address, and for new-building filings following the two demolition sites, which would show the intended replacement. For a related pattern, see our report on two Bronx lots filed for demolition and the New York market hub.
