Related's Casa Bella Delivers in Downtown Miami, 319 Units

Related Group and Alta Developers have delivered Casa Bella Residences by B&B Italia at 1400 Biscayne Boulevard, a branded tower that reached closings with more than 90% of its units under contract, a useful benchmark for downtown Miami developers watching delivery risk.

Why it matters

Closing risk is the main exposure for any presold condo, and Casa Bella is a live test of it. The developers say the 56-story tower is delivered and closings are underway, per the announcement. A branded interior play, B&B Italia’s first residential project with Piero Lissoni designing, also set a downtown price record at the top of the stack.

The numbers

The county building permit, number 2025055329, was issued July 1, 2025 and lists 319 units, 56 floors and 904,045 square feet. That matches the 319 residences, including 10 penthouses, in the announcement. The record shows no certificate-of-completion date, so we could not confirm occupancy status from the public data.

The penthouse triplex is priced at $12.6 million, or $2,138 per square foot, which the developers say is a downtown Miami record. Arquitectonica designed the tower and Coastal Construction was the general contractor.

What’s next

Watch the closing pace over the coming weeks. Resales and recorded deeds in the building will show whether the presale base holds at delivery pricing.
