Related Group Breaks Ground on Broken Sound Residences in Boca Raton
The office tower that once housed ODP Corporation's headquarters is giving way to the first residential building on a 29-acre Palm Beach County campus.
Related Group has broken ground on Broken Sound Residences, a 494-unit apartment community rising on the former ODP Corporation headquarters campus at 6600 North Military Trail in Boca Raton, Connect CRE reported. The project, designed by MSA Architects with Balfour Beatty as general contractor, is the first residential phase of a plan by Related Group, BH Group and PEBB Enterprises to remake the 29-acre former Office Depot campus into housing, retail and wellness space.
Why it matters
A corporate headquarters that once anchored Boca Raton’s office market is becoming the site’s newest apartment address. BH Group and PEBB Enterprises bought the full 29-acre campus, overlooking the Broken Sound Country Club golf course, for $104 million in 2023, then brought in Related Group to build out the residential piece. Related Group CEO Jon Paul Perez said the site fits demand he is seeing across South Florida: “There continues to be incredible demand for high-design, lifestyle-first rental properties in prime locations, and this project checks every box.”
The numbers
Broken Sound Residences will deliver 494 homes across three residential formats, paired with more than 23,000 square feet of indoor amenities including a speakeasy lounge, a golf simulator and coworking space, plus over half an acre of outdoor pool decks and cabanas. Related Group paid $50 million in July 2025 for the 9.9-acre parcel it is building on, a fraction of the $104 million BH Group and PEBB Enterprises paid for the entire campus in 2023. Boca Raton’s city council approved the broader site plan in February 2025, covering an eight-story building, roughly 43,000 square feet of retail and a 36,700-square-foot Equinox gym across the full property.
What’s next
Demolition of existing office space on the parcel was slated to begin in September 2025 to clear the way for construction. With Broken Sound Residences now underway, the partners still have retail, wellness and office components left to build out across the rest of the 29-acre campus, where ODP Corporation itself remains a tenant under a lease that runs to 2033.
