Related Ross's twin CityPlace office towers are climbing out of the ground, with steel and slab now visible above downtown West Palm Beach's skyline.
Structural steel and concrete now stand visibly above downtown West Palm Beach at CityPlace, where Related Ross’s twin office towers have cleared their podiums. Florida YIMBY reports 10 CityPlace has reached roughly six stories and 15 CityPlace roughly seven, the first hard evidence that the developer’s record office financing is turning into a building.
Related Ross, the South Florida development platform tied to Related Companies, broke ground on both towers March 12, 2025. Kohn Pedersen Fox designed 10 CityPlace, a roughly 470,000-square-foot office building anchored by software firm ServiceNow. Arquitectonica designed 15 CityPlace with Fogarty Finger on interiors, a 25-story, roughly 490,000-square-foot tower carrying about 20,000 square feet of ground-floor retail and an outpatient facility for anchor tenant Cleveland Clinic.
Why it matters
For contractors and subs working downtown West Palm Beach, this is the largest office construction program the market has underway, at a site where the developer already has real leasing commitments in hand rather than a speculative shell. Nearly one million square feet of combined office space is now physically rising at once, on a schedule tied to two named institutional anchor tenants, which gives trade contractors a dated, funded pipeline of follow-on work rather than a permitted-but-dormant site.
The numbers
The two towers carry a combined $772 million construction loan, closed December 17, 2025 and led by Ares Real Estate funds alongside Monarch Alternative Capital and HPS Investment Partners, arranged by Eastdil Secured. Related Ross has said it is the largest construction loan on record in Florida. 10 CityPlace totals about 470,000 square feet; 15 CityPlace totals about 490,000 square feet across 25 stories. Both towers broke ground the same day, March 12, 2025.
What’s next
Related Ross and its architects have targeted 2027 for delivery of both towers, with 15 CityPlace already reported more than 60% pre-leased around its Cleveland Clinic anchor. Palm Beach County and City of West Palm Beach permit records for the two addresses are not yet in The American Developer’s South Florida permit coverage, which currently tracks Miami-Dade issuances only, so vertical progress here is being confirmed through site reporting and lender disclosures rather than our own permit wire.
