Related Ross has closed on 32 of the 71 acres it is assembling at 10400 Stribling Way in Wellington, paying $28.3 million for the first piece of its planned Village Landing mixed-use district. Stephen Ross’s South Florida development arm financed the purchase with a $29.1 million construction loan from Starwood Property Trust, according to Commercial Observer.

Village Landing marks Related Ross pushing its footprint west from its coastal Palm Beach projects into unincorporated Wellington, a horse-country suburb with little existing retail or hospitality density. For Miami-area developers watching where large-scale commercial capital is headed next, the deal signals that a public equestrian and agricultural community can now support institutional-grade construction lending, with Starwood underwriting a project still in land assembly. The site sits inside land long controlled by the Acme Improvement District, the special taxing district that manages drainage for much of Wellington, making the sale a rare conversion of quasi-public agricultural land to private commercial use.

Related Ross paid $28.3 million for the 32-acre parcel, backed by a $29.1 million loan from Starwood Property Trust. The company plans a 180-room hotel alongside more than 300,000 square feet of retail, office and restaurant space arranged across six connecting plazas. The Palm Beach County Property Appraiser still lists the land’s most recent recorded sale as $5.07 million in 2003 under owner Acme Improvement District, on a parcel the appraiser records at 66.27 acres zoned for community facilities, underscoring how far the new pricing has moved on land that sat in agricultural use for two decades.

What’s next

An adjacent 44-acre parcel is set to close in October 2026, with ElevateED, a private school operator, taking that portion of the assemblage rather than Related Ross. Construction on Village Landing’s hotel and retail plazas is targeted to begin in fall 2026. Related Ross executive vice president Kevin Ryan said the goal is to “create a village center that complements what is already special about Wellington,” positioning the project as the retail and hospitality anchor for the western communities of Palm Beach County.
