Related Ross's Wellington Village Height Case Goes to Board
Petition 2026-0003-CU covers only Pod B's mixed-use buildings. The county record shows the land itself still has not recorded to Related Ross.
Wellington’s Planning, Zoning and Adjustment Board takes up a building-height conditional use on September 16 for the 71.27-acre site Related Ross is developing as Village Landing, which the Village’s own zoning records still carry under the name Wellington Village, formerly K Park. Petition 2026-0003-CU and Resolution R2026-45 would raise the approved height on two mixed-use buildings in the project’s commercial pod and set caps on two others that have not had one before.
Why it matters
A height entitlement, not a closing statement, is the gate that decides whether Related Ross can build Village Landing as designed. The agenda item covers only Pod B, the 24.05-acre commercial pod carrying the project’s retail, restaurant, office and hotel program approved in January. Every square foot in that mix has to fit inside whatever height the Village allows, so this vote sets the physical envelope for the commercial heart of Stephen Ross’s first major push into Wellington’s horse-country corridor, beyond his CityPlace base in downtown West Palm Beach.
The numbers
The resolution would move the maximum height for Buildings D1 and D2, both mixed-use, from 42 feet, as set in the Village’s earlier approval under Resolution R2026-08, up to 48 feet. It would also establish new caps of 37 feet for Building E1 and 39 feet for Building E2. All four buildings sit in Pod B, which Wellington’s January master plan approval capped at 210,000 square feet of retail, 105,000 square feet of restaurant space plus 20,000 square feet of outdoor dining, 75,000 square feet of office, a 180-room hotel of up to 175,000 square feet, and 215 multifamily units. The board’s agenda packet does not include a staff report or recommendation on this specific height item. Separately, Palm Beach County’s Property Appraiser record for the site’s folio, checked the afternoon of September 15, still lists Acme Improvement District as owner of record, with the file’s two most recent deeds both dated September 9, 2003. No transfer to Related Ross has recorded there since Miami trade press reported a closing last month.
What’s next
Wednesday’s vote is a board recommendation, not final Village Council action; a favorable vote sends the height amendment to the Council for adoption. The land question runs on a separate track from the height question. Until a deed naming Related Ross or an affiliate appears in the county’s official record, the site remains titled to the Village’s own Acme Improvement District regardless of what the zoning board approves this week.
