Related Ross's $46.3M Wellington Deal Not Yet in County Record
The Village Council approved the 71-acre sale in February. Our own county record check today found the parcel still titled to Wellington.
A South Florida trade report says Related Ross closed this week on the $46.3 million purchase of 71 acres of Wellington-owned land for its Village Landing mixed-use project. Palm Beach County’s own property record does not yet show it. The Village Council approved an amended purchase agreement for the K-Park parcel at 10400 Stribling Way in February, after Related Ross’s original school-site partner, Education in Motion, withdrew and Ross agreed to buy the entire site. Checked the afternoon of August 31, 2026, the Palm Beach County Property Appraiser’s record for PCN 73-42-43-27-05-026-0011 still lists the public Acme Improvement District as owner, with the last recorded sale dated September 9, 2003. No deed naming Related Ross, an affiliate, or Wellington Property Owner LLC appears in the county’s transfer history for the site.
Why it matters
Village Landing is Related Ross’s first major push beyond its CityPlace base in downtown West Palm Beach, onto a 71-acre suburban South Florida site the Village of Wellington owned outright. Where Stephen Ross’s company places capital next is a site-selection signal for every developer working the western Palm Beach County corridor along State Road 7. The gap between council approval and a recorded deed is also exactly the kind of timeline risk a developer prices into a land contract, and it is the gap this record check found still open, whatever the trade press reported today.
The numbers
The amended deal covers 71 acres for $46.3 million, after Related Ross absorbed the roughly $18 million school-site portion that Education in Motion had originally agreed to buy. The Village Council approved rezoning and conditional-use permits for the site on January 27, 2026. Related Ross’s own May announcement described the project, since branded Village Landing, at roughly 220,000 square feet of retail, more than 100,000 square feet of restaurant space, a 180-room hotel and 90,000 square feet of office space, with groundbreaking anticipated this fall. Wellington’s approved plan also called for two new roundabouts and staggered school-related traffic hours as public infrastructure benefits.
What’s next
Related Ross has not issued its own announcement of a closed sale as of this writing. If county records update to show a recorded deed, that will set the clock on the fall groundbreaking the company has already told the market to expect. Until then, the K-Park site remains, on paper, Wellington’s.
