A $107.5M deed of trust to Sumitomo Mitsui Banking Corporation (SMBC) was recorded in Collin County on Oct. 1, 2026, on a lot in the CityLine district of Richardson. For a lender or broker working the Richardson office and mixed-use corridor, it is a fresh data point on who is financing there and at what size.

Why it matters

The borrower on the record is AREIT Dallas CityLine LLC, and the lender is SMBC. The recorded instrument shows who holds secured debt on that lot. The record does not name an operating brand, a building or a project, so we do not attach one.

The legal description reads Lot 1, Block A, Bush Central Station West Addition, Richardson. That places the collateral in Richardson, not in the city of Dallas, even though the Comptroller lists the entity’s mailing address at 1999 Bryan St. in downtown Dallas.

  • Loan amount: $107.5M, read from the recorded document.
  • Instrument: 2026000132144, dated Sept. 30, 2026, recorded Oct. 1, 2026.
  • Purchase price: not on the record. Texas deeds do not carry one, so the loan is the only sizing figure available.
  • Comptroller: the LLC is listed with a Delaware formation, a Texas registration dated Nov. 26, 2025 and no officers. Its right to transact business in Texas shows as forfeited, a franchise-tax status flag that is worth a follow-up but says nothing about the loan itself.
  • A sister entity, AREIT Dallas CityLine LP, lists a general partner at 518 17th St. in Denver. No document we reviewed names the parent company, so we make no sponsor claim.
