Rishi Kapoor, the former CEO of Coral Gables-based Location Ventures, was sentenced Aug. 27 to 11 years and 4 months in federal prison for an $89 million fraud scheme that prosecutors say funded a yacht, a Coconut Grove home and other personal spending, The Real Deal reported.

Why it matters

This closes the criminal half of a case that has hung over South Florida’s development community since Kapoor’s arrest in March. For condo buyers who put deposits into Location Ventures and Urbin projects, and for investors who backed them, the sentence answers the question of personal accountability even as the money itself remains only partly recovered. For sponsors raising capital from investors, it is now the concrete benchmark for what misuse of that capital costs: not a settlement or a bar from the industry, but more than a decade in federal prison.

The numbers

Kapoor was indicted in March on 37 counts tied to an alleged $85 million to $89 million scheme, according to the U.S. Attorney’s Office for the Southern District of Florida. He pleaded guilty in May to conspiracy to commit money laundering and conspiracy to defraud the IRS on payroll taxes. U.S. District Judge Jacqueline Becerra imposed the 11-year, 4-month sentence Aug. 27. Kapoor and his companies owe more than $70 million combined to defrauded investors and the IRS, per The Real Deal’s report, with a restitution hearing set for November. Prosecutors also secured forfeiture of $820,559 from a Kapoor bank account, a platinum ring with a $28,405 down payment, and a luxury vehicle.

The November restitution hearing will set the dollar figure Kapoor is legally obligated to repay, though prosecutors and his own defense have both signaled that recovery will fall well short of the $70 million owed. Separately, the receivership winding down Location Ventures’ remaining assets, including Villa Valencia in Coral Gables and the undelivered Urbin project, continues under its own timeline.
