Rockefeller Group Files 340 Apartments at 200 West 97th Street
The demolition permit for the four-story building on the site is already issued, which makes this filing a schedule rather than an ambition.
A new-building application filed with the Department of Buildings on September 11 proposes a 28-story, 392,319 square foot residential building with 340 apartments at 200 West 97th Street on the Upper West Side. Handel Architects is the applicant of record, Langan Engineering filed the support-of-excavation job alongside it, and DVA Advisors is the filing representative.
Why it matters
For anyone bidding New York residential work, the useful part of a filing like this is not the unit count, it is that the full project team is on the public file before the trade press names it, and that the site is already cleared for work. A full demolition of the existing four-story structure on the lot is permitted, and temporary shoring, a debris chute and roof protection over the adjacent properties have all been issued. That sequence, demolition permitted first and the new building filed second, is what separates a real schedule from a land-banked assemblage.
The numbers
The city’s parcel record for Manhattan Block 1868, Lot 38 lists the owner as RG 200 W 97th Owner LLC, the entity naming convention Rockefeller Group uses, and gives the lot at 18,882 square feet in an R9 district. The existing building on it is 7,080 square feet across four floors, put up in 1900, currently built to 0.37 FAR against a residential FAR of 7.52. A 2024 alteration job on the same building was filed under the name of the Holy Name of Jesus parish, which is what sat on the corner. The proposed 392,319 square feet is well beyond what this single tax lot would carry on its own, so the zoning lot behind the filing reaches past the parcel of record.
The new-building job, M01403307-I1, is in “pending plan examiner assignment,” the first status after submission, and carries no initial cost figure yet.
What’s next
Plan examination is the next gate, and it is where unit counts on Upper West Side filings usually move. Watch for the initial-cost figure to appear on the job record, since that is the number general contractors price against.
