Two lots in Council District 1 are on the Oct. 15, 2026 City Council zoning docket for a switch to TOD MX-6, the city’s Transit Mixed-Use district. Both are proposals. Only City Council decides.

Why it matters

Case Z-2026-10700155 (agenda item 2) asks to change the north 54 feet of Lot 1, Block 1, NCB 391, at 110 Ogden Street, from “O-2 AHOD” High Rise Office to “TOD MX-6 AHOD.” Staff and the Zoning Commission recommend approval.

Case Z-2026-10700174 (item 5) covers 800 South Alamo Street. It would move the east 113.6 feet of Lot 1 and the east 113.6 feet of the north 20 feet of Lot 2, Block 4, NCB 782, from “C-3 NCD-1 AHOD” General Commercial to “TOD MX-6 NCD-1 AHOD.” Staff and the Zoning Commission also recommend approval.

For a developer or landowner near the San Antonio core, the agenda shows the city staff-backed path from an office or general commercial base to a transit mixed-use base. The Alamo lot keeps its South Presa/South St. Mary’s Street Neighborhood Conservation overlay, NCD-1, in the proposed zoning.

The agenda does not name an applicant company or a planned project for either lot. We did not find one in the agenda document.

The numbers

  • Z-2026-10700155, 110 Ogden St: O-2 AHOD to TOD MX-6 AHOD, a 54-foot strip of Lot 1.
  • Z-2026-10700174, 800 S. Alamo St: C-3 NCD-1 AHOD to TOD MX-6 NCD-1 AHOD, two 113.6-foot east strips.
  • Both: Council District 1, both with staff and Zoning Commission recommendation of approval.
  • Acreage is not printed for either case in the agenda.

The same docket has 15 items. Item 12, Z-2026-10700173 in District 6, would amend an MXD district in the 600 block of Richland Hills Drive. It keeps a maximum density of 50 dwelling units per acre and adds a Major Site Plan Amendment. Item 11, Z-2026-10700153, would move 311 Castillo Avenue in District 5 from “R-4 CD AHOD” to “RM-5 AHOD.”

Item 3, plan amendment PA-2026-11600058, would change 4022 Blanco Road to Community Commercial in the North Central Neighborhoods Community Plan. Item 4, Z-2026-10700171 CD, is its paired zoning case for motor vehicle sales.

Item 7, PA-2026-11600057, and item 8, Z-2026-10700169 CD, cover 5.510 acres at 8677 IH-10 East. They would move the site toward Light Industrial and allow metal products fabrication as a conditional use.

What’s next

The Zoning and Land Use Session starts at 2:00 p.m. CT on Thursday, Oct. 15, 2026, at the Municipal Plaza Building, 114 W. Commerce Street. Speaker registration closes 15 minutes before the start.

A Zoning Commission vote is a recommendation, and the agenda notes Council takes up items in any order. Watch for the Council vote on items 2 and 5 and for any applicant filing that names a project.
