The owner of Unit S16B at 565 Broome Street in SoHo sold it for $14.85M in a deed dated Sept. 22 and recorded Sept. 25, per the city’s ACRIS system. The same LLC bought the unit for $12.45M in 2021, so the sale returned $2.4M above the purchase price before any costs.

Why it matters

The sale gives a clean read on one SoHo condo unit over a five-year hold. The 2021 deed lists the buyer’s mailing address as Fisher Island Drive in Miami Beach, and the 2026 deed lists the seller as the same LLC, 565 S16B Broome LLC.

This is a nominal gain, not a profit figure. Closing costs, transfer taxes, carrying costs and any financing are not in the deed. For the wider market, see our New York coverage.

The numbers

  • 2026 deed: $14,850,000, deed date Sept. 22, recorded Sept. 25.
  • 2021 deed: $12,453,150, deed date June 10, 2021, recorded July 14, 2021, from Broome Property Owner JV LLC.
  • Change: $2,396,850, or 19.2%, over about five years and three months.
  • Buyer: S16B Broome Holding LLC, a single-purpose entity. We could not tie either LLC to a named person from the record, and we found no public report naming them.
  • Same-day filing: a $0 power of attorney deed from the buyer to the Board of Managers of the 565 Broome SoHo Condominium filed with the deed.

A 2023 filing on the unit’s record also shows a mortgage assignment from First Republic Bank, through the FDIC, to JPMorgan Chase. We did not find a new mortgage recorded with the 2026 deed.

What’s next

Watch for a mortgage or satisfaction filing against the unit in the coming weeks. A cash purchase by a new LLC would show no loan, while a financed one would appear as a separate ACRIS document. We will update this story if a lender surfaces.
