South Florida's Biggest Foreclosure Auctions: $15.4M Case Leads

A $15.4M multi-parcel Miami-Dade judgment sells Oct. 5, a $12.2M Broward case Oct. 13. The public auction previews name no plaintiff or defendant.

The biggest foreclosure auction on South Florida’s calendar is a $15.4 million Miami-Dade case that sells Monday, Oct. 5, and the public auction preview does not say who is suing or who owes the money.

Why it matters

Case 2025-009489-CA-01 is listed as “multiple parcels,” so a single judgment reaches more than one property. That structure usually points to a commercial or development loan secured by several tax parcels, not a single home. The Miami-Dade clerk’s preview shows the case number, judgment and start time (9:00 AM ET) but no plaintiff, defendant or street address. We could not pull the parties through the public preview, so we are not naming any. Broward’s $12.2 million case, CACE-25-013792, is the same shape: multiple parcels, no parties shown.

For developers and investors, a judgment this size is a lender’s claim, not a price. Opening bids and outcomes only become public once bidding runs.

  • Oct. 19, Miami-Dade, 18555 Collins Ave #2303, Sunny Isles Beach (case 2025-024470-CA-01): $2,940,982.
  • Oct. 5, Palm Beach, 3580 Aiken Ct (case 502025CA003440XXXAMB): $2,220,426.

The top two judgments alone total about $27.7 million. Each figure is the judgment amount on the preview, not an appraisal or expected sale price.

The Oct. 5 Miami-Dade sale opens at 9:00 AM ET, and Palm Beach starts at 10:00 AM ET the same day. Cases can be canceled or postponed before the sale, so we will check each listing again at the auction.
