New 814-unit bid tops approved 520-unit Sportsmen's Lodge plan
Studio City Sports Center LLC wants nearly 300 more units than the site's already-approved Midwood project. The City Council has not yet voted.
A new applicant wants nearly 300 more apartments than Los Angeles already approved for the former Sportsmen’s Lodge site in Studio City. Studio City Sports Center LLC has filed case CPC-2025-5697-DB-PR-SPPC-MCUP-VHCA, proposing 814 residential units at 12501-12665 West Ventura Blvd. That is the same roughly six-acre site where the City Council approved Midwood Investment & Development’s 520-unit project by a 13-1 vote in April 2024. Council Files 26-1081 and 26-1081-S1 cover a revised tract map and an appeal of the Planning Commission’s sign-off on the bigger version. The Planning and Land Use Management Committee denied those appeals on October 13, sustaining the commission’s approval. The full Council has not voted. A hearing is calendared for October 21, with a procedural deadline of October 23.
Why it matters
Studio City already has a fully entitled, 520-unit project on this parcel. The new 814-unit case carries the DB designation for the state density bonus law. It tests whether the city will let a bigger plan supersede an entitlement it approved in 2024. For developers watching LA’s housing pipeline, it is a signal that an already-approved site is not a ceiling. It is still a proposal: no building has broken ground under either version, and the 2024 approval remains the only one with a final Council vote behind it.
The numbers
The new filing proposes three buildings, seven stories, 84 feet tall, with about 75,968 square feet of commercial space, built across a reconfigured lot pattern: two master ground lots, three residential airspace lots, five commercial airspace lots and eight parking airspace lots. That compares with the approved Midwood plan’s 520 units and roughly 46,000 square feet of ground-floor retail and restaurant space, per Urbanize LA’s coverage of the 2024 vote. The gap, 294 more units on the same parcel, is the story: a 57 percent jump in density proposed for a site the city had already settled.
What’s next
The City Council is calendared to take up CF 26-1081 on October 21, with a file deadline of October 23, after PLUM’s October 13 denial of the appeals. A Council vote either way would be the first final action on the 814-unit version; until then it remains pending, not decided. Studio City Sports Center LLC’s ownership is not disclosed in the case file. No operating brand behind the LLC, and no tie to or break from Midwood, could be confirmed, so none is named here. Watch this Los Angeles market page for the Council’s next move on the file.
