Starcrest Owner LLC has pledged a lot in the Blossom Point subdivision, near San Antonio International Airport, to Sumitomo Mitsui Banking Corporation. The deed of trust, Bexar County instrument 20260199694, was signed Oct. 8 and recorded Oct. 12, 2026.

The instrument secures a note in the principal amount of $250 million, made under a loan agreement among ASP Owner VI Holdco LLC and other parties.

Why it matters

A loan agreement that names a holding company and multiple parties often spans more than one property. Nothing in this instrument says how much of the $250 million rests on the Blossom Point lot, so it should not be read as the value of this site. What it does show is a major Japanese bank lending into the airport corridor. No permit, TABS filing or announcement yet ties the financing to a building program, so developers and brokers should treat it as a capital event to watch, not a construction start.

The numbers

The deed of trust states the note’s principal as “TWO HUNDRED FIFTY MILLION AND NO/100 DOLLARS ($250,000,000.00),” a figure read from the recorded document’s text. The collateral is Lot 1, NCB 12062, Blossom Point subdivision, indexed as two platted parcels. Texas deeds of trust carry no sale price, so this is a loan figure, not a purchase price. Both sides of the instrument are entities; no individual is named.

What’s next

The operating brand behind Starcrest Owner LLC and ASP Owner VI Holdco LLC is not confirmed in any public record we have seen. Until a Texas Comptroller franchise-tax record, a TDLR TABS registration or a City of San Antonio permit ties the names to a known company, the plan for Blossom Point remains undisclosed. Watch the Bexar County clerk index and the city permit portal for the next filing under either name. More San Antonio deal coverage is at San Antonio markets.
