Sweetbird North Pulls $31M Permit in the Design District

The City of Miami issued a $31.1 million building permit on August 4 for 95 NE 40th Street, according to permit BD25028023001B001 in the city’s building department records, tracked by The American Developer’s permit wire. The address, scope and 115,821-square-foot size match Sweetbird North, the Snohetta-designed office and retail building unveiled in June for the site next to Museum Garage in the Miami Design District. Kast Construction Company Florida LLC is listed as contractor.

Why it matters

Design District coverage has run heavy on renderings this year. This is different: it is a permit in hand, not a pitch deck. The project is developed by Miami Design District Associates, the Craig Robins-led venture that built the neighborhood, working with Raycliff Capital, according to reporting on the June design unveiling. Naming a marquee architect does not always mean a project breaks ground on schedule. A $31 million new-construction permit issued the same week Snohetta’s renderings said work would start signals this one is moving. For South Florida developers watching the district, it is a data point on how much confidence a sponsor with a decades-long track record on that block still commands from lenders and the city.

The numbers

The permit values the work at $31,126,700 for 115,821 square feet of commercial space. Sweetbird North’s published program totals roughly 120,500 square feet across eight stories, with about 22,500 square feet of ground and second-floor retail and more than 92,000 square feet of office space on floors three through eight. The design unveiling in June targeted an August 2026 construction start and 2028 completion, a timeline the permit issuance now backs up.

What’s next

Kast Construction’s mobilization on site is the next visible marker, followed by the retail leasing push that typically accompanies a Design District office delivery. The American Developer will track the permit file for supplemental approvals and any additional owner-entity detail that surfaces in county property records as the project moves toward its 2028 completion target.
