Swire's $226M Brickell Key permit puts $466M on one parcel

Two master permits, one folio, two general contractors. The tightest vertical spend per acre in Miami-Dade right now.

Miami-Dade County issued building permit 2026059413 on July 20 at 500 Brickell Key Drive, a new-construction record carrying a $226,000,000 estimated value across 1,286,326 sq ft, 215 units and 27 floors, with Balfour Beatty Construction listed as contractor. The owner of record, on both the permit and the Property Appraiser’s roll, is Swire Brickell Key Hotel Ltd. It is the second nine-figure master permit issued against that parcel in four days.

Why it matters

The two permits are not two projects racing each other for the island. They sit on the identical folio, 01-4207-003-0010, the 2.76-acre site of the imploded Mandarin Oriental hotel. The City of Miami issued the first, BD23028760001B001, on July 16 for $239,983,665 and 1,351,367 sq ft, with Moss & Associates as contractor. One owner, one parcel, two general contractors, four days apart.

For trades and suppliers that is the harder logistics problem, not the easier one. Two GCs will be sharing a single causeway onto Brickell Key, one set of gates, and overlapping crane airspace on a site smaller than three acres, while bidding the same concrete and the same labor pool against each other.

The numbers

Combined, the two permits declare $465,983,665 of cost across 2,637,693 sq ft. Against a 120,233 sq ft lot that is 21.9 sq ft of permitted construction for every square foot of land, and roughly $177 per permitted sq ft. It is five times the 527,824 sq ft the site is replacing, a 20-story, 326-key hotel the appraiser still carries as built in 2000. The county permit alone drew a $1,787,582 fee.

Scale check from our own wire: the two next-largest new-construction permits in Miami this month both sit at $95,000,000, including 114 NE 22nd Street at 503,194 sq ft. Neither Brickell Key permit moved fast. The city record logs 939 days in plan review, and the county application was filed January 2, 2024, taking 930 days to issue.

What’s next

The 27 floors and 215 units line up with the shorter of Swire’s two towers, the roughly 400-ft building holding the Mandarin Oriental hotel flagship plus for-sale residences, rather than the roughly 800-ft, 228-residence tower our earlier permit-wire item covered.
