Fort Worth, Saginaw warehouses filed at 601,068 sq ft, $34.0M

Four TDLR registrations filed Oct. 9 cover 601,068 sq ft of new industrial in Fort Worth and Saginaw at an estimated $34.0M.

Four new industrial buildings totaling 601,068 sq ft were registered with the Texas Department of Licensing and Regulation on Oct. 9, 2026, at an estimated $34.0M. Two sit in Fort Worth, two in Saginaw.

Why it matters

Each registration is a primary record of a planned project’s owner, scope and cost. For builders and GCs, they show two industrial pipelines in Tarrant County that have not yet started construction. All four list a January 2027 start.

The two sites carry very different estimated costs per sq ft, which bears on bid pricing.

The numbers

Counting each building once, the four registrations total 601,068 sq ft and $34,003,289 in estimated cost.

Fort Worth, 4800 Marine Creek Parkway. The record names the project “25167 - Decature industrial.” The owner of record is HL Fund III Old Decatur L.P. RGA Architects is the design firm.

  • Building 1: 105,000 sq ft, $9,527,707, about $90.74 per sq ft.
  • Building 2: 133,000 sq ft, $11,586,622, about $87.12 per sq ft.

Together that is 238,000 sq ft at $21,114,329, about $88.72 per sq ft of estimated construction cost.

Saginaw, 850 South Blue Mound Road. Blue Mound Logistics Park is owned of record by BRI BML LLC, with an Oregon mailing address. Powers Brown Architecture is the design firm.

  • Building 1: 166,344 sq ft, $6,260,105, about $37.63 per sq ft.
  • Building 2: 196,724 sq ft, $6,628,855, about $33.70 per sq ft.

Together that is 363,068 sq ft at $12,888,960, about $35.50 per sq ft. The scope reads as a single-story cold, dark shell with site improvements.

The per sq ft figures are estimated construction cost from the registrations. They are not land or sale prices.

What’s next

Both sites list start dates in early 2027. Marine Creek runs to Jan. 31, 2028 and Blue Mound to March 2, 2028. Neither record names a tenant.

The filings do not name a general contractor. Owners must also obtain accessibility inspections from a registered accessibility specialist after completion. Watch for building permits and tenant announcements. More industrial coverage is on the Dallas-Fort Worth market page.
