Terra and Turnberry Top Off 800-Room Grand Hyatt in Miami Beach
An 800-key headquarters hotel wired straight into the Miami Beach Convention Center resets the group-business competitive set for 2027.
Terra and Turnberry topped off the Grand Hyatt Miami Beach on July 28, 2026, locking in the height of an 800-room convention headquarters hotel that Hyatt, general contractor Balfour Beatty and the City of Miami Beach expect to deliver in late 2027. The skybridge-linked tower, built by the two Miami-based developers, is the largest single addition to Miami Beach’s group-business hotel supply since the convention center’s own renovation wrapped in 2020.

An 800-key hotel with a direct, climate-controlled skybridge into the Miami Beach Convention Center resets the competitive set for every hotel, condo-hotel and mixed-use sponsor courting group business or convention-adjacent development in the district. Once it opens, Miami Beach finally gets the dedicated headquarters hotel its convention center has lacked since its last expansion, changing how planners book citywide events and how nearby projects position themselves against it.
The numbers
The tower will carry 800 rooms, including 50 suites, across 12 guest-room floors, with more than 110,000 square feet of meeting and ballroom space spread over four additional floors. That meeting-space total is nearly double the Miami Beach Convention Center’s own 60,979-square-foot Grand Ballroom, a gap that shows how much new group-event capacity the hotel adds on top of the center it connects to. Hyatt, Balfour Beatty, the Greater Miami Convention & Visitors Bureau and the City of Miami Beach all took part in the ceremony, and the project remains on track for a late 2027 opening.

Terra CEO David Martin called the milestone a reflection of “years of collaboration between public and private sectors to bring this transformative project to life.” With the structure topped off, watch for interior buildout and skybridge connection work to become the next visible milestones, and for the Convention & Visitors Bureau to begin marketing the hotel’s meeting space to citywide conventions ahead of the 2027 opening.
