TF Cornerstone, the Brooklyn residential developer, has logged a new land-use filing milestone on its 1,060-unit waterfront plan at 2 Noble Street in Greenpoint. City Planning’s project record shows the latest “Land Use Application Filed” step completed on Sept. 23, 2026. The application is a proposal under review, not an approval.

Why it matters

For lenders and brokers tracking the Greenpoint waterfront, this is one of the larger housing pipelines in Community District 1. The filing is a waterfront certification under zoning section 62-811(c), a Non-ULURP track, so it does not run through the seven-month public review that rezonings do. The record lists three actions, two zoning certifications and one land disposition item.

The City Planning brief describes two mixed-use residential and commercial developments with 890,000 sq ft of residential floor area and 1,060 homes, 267 of them income-restricted. It also lists 31,380 sq ft of waterfront public access area. The record names Jodi Stein as primary applicant, and the project brief names TF Cornerstone as the party seeking the certification.
