TMC Innovation Factory Files $11.9M Infrastructure Upgrade
Texas Medical Center has registered an $11.9 million project with the Texas Department of Licensing and Regulation to renovate the TMC Innovation Factory at 2450 Holcombe Blvd., covering MEP infrastructure, stair railings and loading dock work on a filing that lists 629,067 sq ft.
Why it matters
The Innovation Factory is TMC’s life-sciences and startup hub. The filing is named for loading dock renovations, but its own scope field lists upgrades to building MEP infrastructure and systems plus stair railings, a base-building job rather than a tenant fit-out. TDLR marks the private funds as not coming from a tenant, which makes this landlord money going into a building TMC operates for startups and research tenants. For contractors and MEP subcontractors working the medical center, this is a signal that institutional landlords there are funding infrastructure ahead of further lab and startup tenant build-outs, not after problems force their hand.
The numbers
Texas Medical Center filed the registration Oct. 12, with Stantec Architecture as the project’s architect of record. TDLR lists the filing as privately funded with no assigned tenant, a landlord-side capital project rather than a build-to-suit. Work is scheduled to start Dec. 15, 2026, and finish by Dec. 30, 2027, a 12-month window for a job touching MEP systems, railings and dock access across more than 600,000 sq ft.
What’s next
No general contractor is listed yet in the TDLR record. Houston’s life-sciences pipeline also includes ground-up work such as Eli Lilly’s manufacturing campus; this filing is the in-building side of that spend. The American Developer will track the GC award and any permit amendments as the project moves toward its December start date.
