IC Industrial REIT transfers 10 DFW sites to unbranded buyers

Ten industrial sites in Dallas, Tarrant and Denton counties moved from IC Industrial REIT to VFII DAL entities, each with a Capital One deed of trust.

Ten industrial sites across Dallas, Tarrant and Denton counties moved from IC Industrial REIT to buyers named VFII DAL, and each carries a Capital One deed of trust. No recorded document we reviewed names a sponsor or operating brand behind the buyers.

Why it matters

For developers, brokers and lenders working Dallas-Fort Worth industrial, a ten-site package financed under one lender is a pricing and ownership signal that arrives with no name attached. Each buyer entity is named for one property, so the deeds alone do not say who to call about leasing, expansion land or future sales.

The numbers

The clerks’ indexes show ten deeds of trust matched to ten deeds from IC Industrial REIT, recorded Sept. 25 to 28, 2026. Instrument dates run from Sept. 15 to Sept. 24, 2026.

  • Dallas County, 3 sites: Carrollton (Valwood Park, Block 3), Farmers Branch (Royal Park Phase III) and a 4.8682-acre tract in the J. Meyers Survey.
  • Tarrant County, 6 sites, all in Arlington, including Six Flags Business Park Lot 13R and five lots in the GSID Industrial Community No. 2 subdivision.
  • Denton County, 1 site: 12.55 acres in the J. Ashlock Survey, borrower VFII DAL LEMAY LP.

The indexed text of seven of the ten deeds of trust shows $680,000,000. One Tarrant instrument indexes as $680,000 and two show no amount. We did not read the instrument pages, so treat $680 million as the amount shown in the index, and the lender as Capital One per the same index. Because the amount repeats, it may be one loan secured by all ten sites, but the deeds do not say so. Texas deeds carry no sale price, so none is implied.

What’s next

The Comptroller shows VFII DAL HUTTON LP as a Delaware partnership registered in Texas on Aug. 14, 2026, using its registered agent’s Dallas address, with no officers or brand. We will update if a sponsor surfaces, a release or assignment is recorded, or any site is marketed.
