Five commercial parcels on North Michigan Avenue tied to the 919 N. Michigan retail space sold for a declared $64.5 million, and Wintrust Bank took a mortgage on the property when the deed was recorded. The transaction is a recorded sale from this summer, reported from county records with the usual two-month lag.

Why it matters

The price sits well under the last recorded figure for the same parcel. The county dataset shows a 2012 sale at $89.9 million on one of the parcels (document 1233416059), so the new declared price is about 28 percent lower. That is not a like-for-like comparison, since parcel groupings and building condition may differ, but it frames how Magnificent Mile retail has repriced.

The financing also changed hands. A MetLife Real Estate Lending release was recorded July 24, clearing a 2018 mortgage, and the new Wintrust mortgage (document 2621509015) followed with the deed (2621509014) on Aug. 3.

The numbers

Declared price: $64.5 million, five parcels, commercial class. Prior declared sale on the parcel: $89.9 million in 2012. Three documents were recorded together on Aug. 3: a special warranty deed, a mortgage and an assignment. The index does not show the loan amount, and no price is derived from transfer tax.

What’s next

The mortgage amount and tenant roster would come from the recorded loan documents and leases, neither of which we have pulled. Our Chicago market page tracks further Loop and Michigan Avenue trades, and the La Quinta Loop sale is a recent comparison for downtown pricing.
