Aurora refinances 40 Tenth Avenue with $293.2M Corebridge loan
Corebridge took over Deutsche Pfandbriefbank's debt on 40 Tenth Avenue and added $3.2M, consolidating it into one $293.2M lien recorded Sept. 17.
Corebridge Financial now holds one $293,200,000 lien on 40 Tenth Avenue, the Meatpacking District office building owned by an Aurora Capital Associates entity, and only $3,200,000 of it is new money.
Why it matters
The filings show a lender swap rather than a cash-out. On Sept. 17, 2026, ACRIS recorded an assignment of mortgage from Deutsche Pfandbriefbank to Corebridge, a fresh $3,200,000 mortgage from the borrower, and a consolidation agreement plus assignment of leases and rents, each stating $293,200,000. The borrower is 40-56 Tenth Owner LLC, in care of Aurora Capital Associates at 1407 Broadway. For owners of stabilized Manhattan office, a life company is taking out a German bank on a full-leased trophy asset, which is the refinance route to watch.
The numbers
Deutsche Pfandbriefbank’s recorded mortgages on the same lot were $150,000,000 in 2020 and $140,000,000 in 2021, together $290,000,000. Adding the new $3,200,000 gives the $293,200,000 total exactly. That arithmetic is our read of the record, not a figure stated in the documents. A Walker & Dunlop release describes a fixed-rate refinancing of the 158,957 square foot building, which puts the debt near $1,844 per square foot. The 2017 construction loan from Bank OZK was $120,000,000 across two mortgages.
The lot is Manhattan block 646, lot 1. The release names William Gottlieb Real Estate as Aurora’s joint venture partner, a link we did not see on the ACRIS parties and attribute to the release alone. We did not check for satisfactions of the older mortgages.
What’s next
