Arverne buyer pays $999,990 for a lot, files 25 units in 51 days

Two 2-family demolition filings came first, then the new-building job. The land basis works out to about $40,000 per proposed unit.

An owner entity paid $999,990 for 72-50 Burchell Avenue in Queens and put a 4-story, 25-unit new building on file with the city 51 days later, after first filing to demolish the two-family houses on the lot. For builders and land buyers, it is a clean example of how fast a small-lot assemblage can move from deed to plans.

Why it matters

The speed is the story. The deed is dated Aug. 5, 2026. Demolition filings followed on Sept. 7 and Sept. 8, and the new-building filing landed Sept. 25. That is 33 days from deed to first filing and 51 to the full job.

The buyer of record is 72-50 Burchell Ave New LLC, with Cannon Equities 72-50 LLC also named on the deed as a second grantee. The seller is Howard F. Davis. The DOB filings list AY Consulting Corp as owner, so the ownership chain is worth watching if you track small-lot residential in Arverne. What’s next

The new-building job sits in Plan Examiner Review as of Sept. 28. A filing is not an approval, and the demolition jobs still carry objections, so a permit is not yet in hand. Watch for a plan approval, a permit issuance, and any construction loan or mortgage recorded against the lot, which would show the real project cost and lender. The filing shows 25 units on a lot the buyer paid under $1M for, which is the land-per-unit benchmark other Queens site buyers will compare against.
