Alliance Westport No. 12 Ltd, a Hillwood-linked ownership entity, filed a $500 million remodel permit with the City of Fort Worth on Oct. 27 to retool about 600,000 square feet of its 1.2 million square foot AllianceTexas building at 1501 Distribution Drive. The city’s permit record now lists the application, PB26-14504, as void.

Why it matters

The scope describes a manufacturing buildout, not a warehouse refresh. It calls for infrastructure to support three production lines, new office space, mezzanines, stairs, an elevator, new utility and support buildings and a refrigerant storage canopy. For general contractors, trades and suppliers working AllianceTexas, that is a nine-figure interior job inside a building that already stands, the kind of work that is bid before any tenant is named. The record lists an internal project name, “Project Jay,” and no tenant.

The numbers

The permit record puts the declared value at $500 million for about 600,000 square feet of the existing 1.2 million square foot structure. The site covers 36.574 acres under legal description A0972A Overton, TR 10B(5). The city lists the use as industrial manufacturing. Beyond the production lines, the scope includes selective demolition, modifications to existing tilt-wall panels, building envelope improvements and structural and mechanical upgrades to meet operational and code requirements. The application was filed Oct. 27, 2026.

What’s next

A void status means the application, as filed, is not moving forward. No replacement filing for the same scope at 1501 Distribution Drive appeared in Fort Worth’s permit data as of Nov. 1. A resubmission under a new permit number, or a tenant announcement naming the production use, would be the next public signal for anyone tracking AllianceTexas.
