Athene Lends Up to $183M Against Euless and Fort Worth Sites
The three instruments carry the same principal sum, lender and signing date, so we count the debt once.
Athene Annuity and Life Company has secured a loan of up to $183M against three Tarrant County sites, one in Euless and two in Fort Worth. The three deeds of trust were recorded Oct. 8, 2026.
Why it matters
Each instrument recites the same $183M principal sum, the same lender and the same Oct. 6, 2026 signing date. That pattern fits one loan secured by all three properties, but the filings we read do not state that outright, so we count the $183M once, not three times.
For owners and developers, the point is who is lending. A life insurer, not a bank, holds this nine-figure security on North Texas property. We have not compared it with other insurer loans, so we make no claim about its rank.
The borrowers are LLCs named M2 Euless, M2 Fort Worth University and M2 Fort Worth Downtown, each with a “Tenant” affiliate. The filings do not name a parent company or an operating brand, and we could not tie a brand to these addresses, so we do not name one.
The numbers
The records describe the sites by legal description only.
- Euless: Centurion subdivision, Lot 2, Block B (D226196423).
- Fort Worth: Brooklyn Heights, Lot 1R, Block 6 (D226196395).
- Fort Worth: Daggetts, Lot 5R3, Block A-7 (D226196544).
Each instrument states a principal sum of $183,000,000.00 “or so much thereof as may be advanced,” so the amount is a ceiling on borrowing, not proof that the full sum has been drawn. The documents run 40 to 41 pages each.
What’s next
A deed of trust shows the security, not the use. Watch for building permits, state accessibility registrations or a lender or borrower announcement that would say what the three properties are and whether the money funds an acquisition, a refinance or new work.
Tarrant County records are the place to look for releases, assignments or further deeds of trust on these lots. We will update if a filing names the operator. More Dallas-Fort Worth coverage is at /markets/dallas/.
