Tradition Homes records a third $25M Prosperity Bank lien in Collin
A third $25.0M Prosperity Bank deed of trust against Tradition Homes, recorded Oct. 8, 2026, reaches a new Mustang Lakes lot in Celina.
Prosperity Bank recorded a $25.0M deed of trust against Tradition Homes on three Collin County parcels on Oct. 8, 2026. It is the third Prosperity Bank lien of exactly $25.0M against the builder since Oct. 1, and the first parcel listed is a Mustang Lakes Phase Seven lot in Celina.
Why it matters
Our Oct. 8 report counted one $25.0M Prosperity Bank deed of trust for Tradition Homes and left out a second because same lender, amount and day suggested one facility. A third instrument at the identical amount now puts that loan on more lots. Read together, the three point to one $25.0M line secured lot by lot, not $75.0M of new debt. We did not read the loan terms, so we do not add them up.
The Collin County Clerk’s record for instrument 2026000134833 names Tradition Homes LLC as borrower and Prosperity Bank as lender. The instrument is dated Oct. 5, 2026 and was recorded Oct. 8, 2026. The first legal description is Mustang Lakes Phase Seven, Lot 60, Block H, Celina. The record we reached does not describe the other two parcels.
For Collin lot sellers and rival builders, the filings show which banks are carrying Tradition Homes in Celina. Prosperity Bank, Kirkpatrick Bank and SouthState Bank each hold a lien on the builder’s lots in Mustang Lakes or Parks at Wilson Creek. More in our Dallas-Fort Worth coverage.

What’s next
Watch for partial releases of lien as lots close to homebuyers, which would show how fast the builder turns the collateral. A fourth $25.0M Prosperity Bank instrument on new lots would confirm the single-facility reading.
