Three LLCs paid a combined $10.75 million on July 13 for adjoining buildings at 250, 252 and 254 4th Avenue in Brooklyn, and 72 days later, on Sept. 23, filed to demolish all three, according to city property and building records.

Why it matters

This is an assemblage moving from purchase to site clearing in under three months. The buyers are 250, 252 and 254 4th Ave Owner LLC, and the DOB filings list Avery Hall as the owner business name, a Brooklyn developer that has assembled other sites along 4th Avenue. The filings are for full demolition, not new construction, so no building plan has been filed yet.

The financing came with the deeds. A $10,500,000 mortgage to Maxim Credit Group, LLC, dated July 13 and recorded July 28, covers all three lots. That is about 98% of the combined price, which points to a short-term bridge loan sized to get the site cleared and entitled. We did not see the loan terms, so that read is an inference from the amount and lender type.

A fourth DOB filing, for the rear structure at 250 4th Avenue, was made the same day. Lot 37 also carries a $2.2 million development-rights document recorded July 27, which we did not open.

The numbers

  • Deeds: $3,650,000 (250), $3,850,000 (252), $3,250,000 (254). Total $10,750,000, or about $3.58 million per lot.
  • Deed to filing: July 13 to Sept. 23, 2026 is 72 days. From recording (July 23 and 24) it is 61 to 62 days.
  • Existing buildings: three four-story structures, 11 apartments and 13,120 sq ft of floor area per DOB, so about $819 per existing sq ft.
  • Mortgage: $10,500,000, Maxim Credit Group, LLC, recorded July 28, 2026.
  • Demolition filings: $700,000 stated cost each, status “Plan Examiner Review.”

What’s next
