Baluch Brothers' Oak Cliff Property Set for Dec. 1 Trustee Sale
The notice is the first public record of a default. A cure or workout can still stop the sale.
A Notice of Foreclosure recorded with the Dallas County Clerk on Oct. 22, 2026 sets a Dec. 1, 2026 trustee’s sale for 708 W 10th Street in Oak Cliff. The property’s owner of record is Baluch Brothers Development, a local builder.
Why it matters
Baluch Brothers Development has marketed itself as an early mover in Bishop Arts, the Oak Cliff district next to this address. A company release distributed through AccessWire said the builder used its own site-selection software to enter Bishop Arts about two years before national coverage of the area.
A posted sale notice is the earliest public sign that a loan on a property is in default. For lenders, note buyers and other Oak Cliff builders, it is a dated record to weigh when underwriting deals in the same blocks.
The numbers
- Sale date: Tuesday, Dec. 1, 2026, the first Tuesday of the month, in the Dallas County sale window of 10 a.m. to 4 p.m. Central time.
- Notice lead time: Recorded 40 days before the sale. Texas Property Code 51.002 requires at least 21 days.
- Record: Instrument 202600003039, three pages.
The loan amount on the notice is not yet confirmed against the full record, so we are not reporting it.
What’s next
Texas foreclosure is non-judicial, so there is no lawsuit. A posted notice does not guarantee a sale. The borrower can cure the default, negotiate a workout or refinance before Dec. 1, and the lender can postpone or cancel without public explanation. If the sale goes ahead, a recorded Substitute Trustee’s Deed will show the buyer and the winning bid, and we will report both against the loan.
