Boca Planning Board Advances 8-Story Bertani at Broken Sound

Boca Raton’s Planning and Zoning Board unanimously approved plans for an 8-story apartment and retail building on an 11-acre office site straddling 5901 and 6001 NW Broken Sound Parkway, clearing the way for a City Council vote on the project.

Compson Associates, the developer, is building the project, called The Bertani at Broken Sound, on surface parking and open land next to two existing 6-story office buildings that will remain in place. Vice president Carl A. Klepper represented the company at the Oct. 15 hearing. The new building will rise roughly 85 feet and hold 60 apartments, split between 40 two-bedroom and 20 three-bedroom units, with six set aside as affordable rentals. A separate one-story building of about 2,700 square feet is planned for retail or restaurant use.

Why it matters

Broken Sound is one of South Florida’s denser office-park corridors, and this is the latest in a run of proposals converting underused parking and low-density office land there into housing. Boca Raton has approved or is weighing several apartment conversions along the same parkway in 2026, and each one chips away at the corridor’s office-park character while adding rental supply the city has pushed developers toward, including the affordable set-aside here. For office landlords nearby, a neighbor adding housing and retail can either support foot traffic or signal that straight office use on the corridor is losing ground.

The numbers

The Bertani at Broken Sound will add 60 apartments and about 2,700 square feet of retail on the 11-acre site, with the new 8-story building rising next to two 6-story office buildings that stay in place.

What’s next

The Planning and Zoning Board’s unanimous vote sends The Bertani at Broken Sound to the Boca Raton City Council for what Boca Daily News reported as a final vote. Compson Associates has not announced a construction timeline, and the council has not yet scheduled its hearing. The two existing office buildings on the 11-acre site are expected to stay operating through construction of the new building.
