Compson Plans 157 Boca Broken Sound Condos Before the Unit Cap
Compson Associates plans 157 condos on two office-zoned lots in Boca's Park at Broken Sound, racing a 2,500-unit residential cap set in 2012.
Boca Raton developer Compson Associates plans 157 condominiums on two office-zoned sites in the Park at Broken Sound, the former Arvida Park of Commerce, and is moving before a residential unit cap fills up, Hoodline reported.
Park Tower at Broken Sound would put 97 units in an eight-story, 185,000-square-foot building at 1075 and 1095 NW Broken Sound Parkway, beside an existing three-story office building that stays. The Bertani at Broken Sound would add 60 units at 6001 NW Broken Sound Parkway.
Why it matters
The Park at Broken Sound became a Planned Mobility District in 2012, and the overlay caps residential at 2,500 units. Compson’s filings are described as the final wave before the cap is reached. For developers holding office land in the district, the window to win entitlements for housing may be closing.
Both projects lean on incentives. Park Tower includes 10 affordable units, and The Bertani includes 6 workforce units. Under Florida’s Live Local Act and Boca Raton rules adopted in February 2024, 10% affordable plus 5% workforce housing earns density bonuses.
The Bertani is a different product: buyers must hold Broken Sound Club membership, with a $130,000-plus initiation fee and $24,000-plus annual dues. That makes it a club-adjacent luxury play, not a workforce one.
The numbers
Park Tower carries 207 parking spaces and 2,100 square feet of retail and restaurant space. The Bertani offers units of 1,620 to 2,500 square feet in eight stories, with a pool deck, golf simulator and lounge. Florida YIMBY reported in April that the site is 2.42 acres under contract, designed by Vander Ploeg and Associates.
Boca Raton’s April 2026 Projects in Review list shows both proposals, Park Tower as a site plan amendment. Together they add 157 units against the 2,500-unit cap.
What’s next
Park Tower was slated for the city Planning and Zoning Board on October 1, 2026, and The Bertani for board consideration on October 15, 2026. Construction could begin in summer 2027.
