Boca Council Approves Compson's 97-Apartment Park Tower
Boca Raton's council reportedly approved Compson's 97-unit Park Tower at Broken Sound, a 10 percent affordable apartment building beside an office tower.
Boca Raton’s City Council approved Compson Associates’ Park Tower at Broken Sound on October 13, The Real Deal reported. The vote was reportedly 3-1, with Council Member Jon Pearlman opposed. This is the final stage for the project we first covered when it was still awaiting board review, in Compson Plans 157 Boca Broken Sound Condos Before the Unit Cap.
Why it matters
The October 1 story described Park Tower as a filing racing a 2,500-unit residential cap in the Park at Broken Sound. A council vote turns that from a plan into an entitlement, one of the first office-park residential approvals to clear the full city process in the district.
The city’s agenda listed the item as a quasi-judicial public hearing at the council’s regular meeting on October 13 at 10:30 a.m. Boca Raton Tribune’s meeting preview lists the same address, unit count and 10 affordable units.
Local outlets also reported that the city’s Planning and Zoning Board backed the project 7-0 the week before October 8. City staff recommended approval with conditions, including a Ficus tree arborist report before a building permit, according to Boca Daily News.
The numbers
Boca Raton’s Projects in Review list, which we pulled from the city site, shows the application as a Commercial Industrial Multifamily Development (CIMD) site plan amendment, file SPA-06-15R1/CIMD, received November 17, 2025. It covers 1075 and 1095 NW Broken Sound Parkway, where a three-story, roughly 50,000-square-foot office building with a two-level parking structure already stands.
The approved building is eight stories and 97 units, with 10 set aside as affordable, plus a separate 2,100-square-foot retail and restaurant building. Reports put the building near 185,200 square feet, including a two-level parking structure. The Projects in Review list showed a larger figure of about 273,647 square feet at filing, so the footprint appears to have shrunk during review.
What’s next
The sibling project, The Bertani at Broken Sound, a 60-unit condo building at 6001 NW Broken Sound Parkway, was slated for board consideration on October 15, per earlier reporting. We have not confirmed a construction start for Park Tower, and we could not independently verify how many units remain under the 2,500-unit cap.
