Cover2 Capital, the young firm led by former SMU football player Blake Poston, is planning The Savannah, a $100 million, 20-story luxury rental tower on McKinney Avenue in Uptown Dallas.

Uptown remains one of the Sun Belt’s most supply-constrained luxury submarkets, and a low-density, big-unit tower is a bet that renters there want space over amenity sprawl. For developers, The Savannah is a read on where high-end multifamily still pencils in an oversupplied metro: not the commodity mid-rise, but a scarce large-format product on a walkable Uptown corner. It also marks a new sponsor scaling fast, Cover2, founded in 2022, is developing three North Texas projects at once, a reminder that fresh capital is still forming around the right submarkets.
The numbers
The Savannah, at 5220 McKinney Avenue about a mile north of SMU, is planned as a 20-story high-rise with roughly 100 rental units plus three penthouses, averaging a generous 1,800 square feet across one- to three-bedroom floor plans. Cover2 is under contract to buy two parcels from Halebian Investments, with ZDS as architect of record. Construction is expected to begin late in 2027. The firm is also building the 297-unit Wheelhouse in North Richland Hills and the garden-style Greerhouse in Anna.
