A $71.9M permit application for ALTA Churchill Crossing, a 309-unit, five-story apartment project at 12100 Willowdell Dr, is pending with the City of Dallas. It reached our permit wire Oct. 13, 2026, and names no general contractor, so the build and lending work is still open.

Why it matters

For builders and agents tracking northeast Dallas supply, a 309-unit filing is a large pipeline marker. The record carries a brand name but no applicant, owner or general contractor, so subcontractors and lenders cannot yet tell who to call. The status is Pending: this is a request, not a permit to build.

The numbers

The city’s record lists a job value of $71,861,686 for 309 proposed dwelling units in five stories. Gross building area is 475,150 sq ft, of which 465,921 sq ft is dwelling space and 9,229 sq ft is non-dwelling space.

Our math: that is about $232,600 per unit and about $151 per gross sq ft. Job values on permit filings are applicant estimates and may change during review. The permit shows an expiration date of Nov. 27, 2026. The Dallas Central Appraisal District account for the address shows no 2026 market value, so we cannot yet compare the parcel’s value with the project cost, and we are not naming an owner until the record supports one.

What’s next

The record says phasing will come through a separate submittal, so watch for that filing, a named applicant or contractor, and any status change from Pending. For other recent filings in the metro, see the Dallas market page and our report on 150 senior units on Dolphin Rd.
