Lennar records four deeds to Invitation Homes in four days
Four deeds recorded Sept. 28 to Oct. 1, 2026 move Lennar lots in Fort Worth's Deer Creek Meadows and Cedar Hill to an Invitation Homes entity.
Lennar’s Texas homebuilding entity recorded four deeds in four days conveying lots to Invitation Homes 7 Texas LP, an entity carrying the name of the single-family rental operator. Eight of the lots sit in Deer Creek Meadows in Fort Worth, and one is in Cedar Hill. For Dallas-Fort Worth builders and agents, it is a builder-to-landlord channel showing up in the deed record, not on the listing service.
Why it matters
Each deed runs from Lennar Homes of Texas Land and Construction Ltd to Invitation Homes 7 Texas LP, as named in the clerk records. Three were recorded in Tarrant County and one in Dallas County.
The three Tarrant deeds all cite Deer Creek Meadows in their legal descriptions, starting with Lot 25, Block FF; Lot 7, Block II; and Lot 4, Block JJ. Tarrant Appraisal District lists Lennar as owner of Deer Creek Meadows accounts on Little Flock Drive and Bawean Drive in Fort Worth. The Dallas County deed covers Addison Hills Lot 45, Block A, in Cedar Hill.
A conveyance straight from builder to landlord entity does not pass through the multiple listing service. Agents pulling sold comparables in these two subdivisions will not see it there. See the wider Dallas-Fort Worth market for other builder and landlord filings.
The numbers
- Tarrant deed D226187970, recorded Sept. 28, 2026: 2 parcels, Deer Creek Meadows.
- Tarrant deed D226188989, recorded Sept. 29, 2026: 3 parcels, Deer Creek Meadows.
- Tarrant deed D226190931, recorded Sept. 30, 2026: 3 parcels, Deer Creek Meadows.
- Dallas County warranty deed 202600212428, recorded Oct. 1, 2026: Addison Hills Lot 45, Block A, Cedar Hill.
- Price: none stated. Texas deeds do not carry sale prices, so we do not report one.
That is eight Tarrant parcels across three deeds, plus the Dallas County lot, each counted once. The records do not say whether the lots carry finished houses, so we do not say so.
What’s next
Watch for a deed of trust tied to these parcels, which would show any financing, and for further Lennar to Invitation Homes deeds in the same subdivisions. Another round would point to a standing supply arrangement rather than a one-time sale. We will report it when the clerk records it.
