Fort Worth has finaled Building 1 of Resia North City, a far-north apartment project at 8853 North City Dr, with a certificate of occupancy dated Oct. 9, 2026. Units in that building can now legally take residents. For leasing agents in the Alliance corridor, that opens a new block of competing inventory.

Why it matters

A certificate of occupancy is the step that turns a construction site into a leasing office. Agents and brokers working nearby rentals should expect Resia to start marketing units. Lenders and appraisers also get a delivered comparable instead of a pro forma.

The record is for one building. Fort Worth lists permit PB23-15167 as a Commercial New Building Permit for “Resia North City - Bldg 1,” use Residential, status Finaled. The state registration we matched to it describes three apartment buildings plus a clubhouse and parking garages, so more occupancy approvals should follow. Our Dallas market page tracks the region.

The numbers

The Texas Department of Licensing and Regulation registration TABS2022024728, for “AHS North City - Multifamily,” estimates the project at $45.5 million and 462,000 sq ft. It lists AHS Residential, LLC as owner, Resia as design firm, and a completion date of July 30, 2025.

Community Impact, which is not a record, reports 464 units in two mid-rise buildings, a count that differs from the state filing’s three buildings. The registration does not state units.

One caveat: the registration lists North Tarrant Parkway and Interstate 35 rather than 8853 North City Dr. We matched it to the permit by project name, owner name and scale. No single record links the two.

What’s next

Expect certificates for the remaining buildings as each is finaled. The registration’s July 30, 2025 completion date has already passed. Watch the Fort Worth permit search for PB23 numbers at the same address, and for first asking rents once leasing opens.
