Two Bridgeland plats seek variances from Houston Planning Commission

Two Bridgeland plats asked the Houston Planning Commission for variances from the city’s subdivision rules on its Oct. 29 agenda. Both sit in Prairieland Village, part of the Howard Hughes Holdings community in Cypress. Houston has no zoning code, so Chapter 42 plats are how the commission approves new lots, streets and infrastructure. That authority reaches into the city’s extraterritorial jurisdiction, including unincorporated Cypress.

Why it matters

A variance request means a plat as filed misses one or more Chapter 42 lot, dimension or infrastructure standards and needs the commission’s approval to proceed. Two such requests for one village on one agenda, plus four other Bridgeland items elsewhere on the same agenda, show steady platting inside the community. For builders buying Bridgeland lots and the contractors behind them, the commission’s action decides whether these sections move ahead as drawn or go back for redesign.

• Item 78: Bridgeland Prairieland Village GP, filed as a general plan with a variance request.
• Item 79: Bridgeland Prairieland Village Sec 48, plat type C3P, filed with a variance request.
• Both sit in Section D, “Subdivision Plats with Variance Requests,” on the commission’s Oct. 29 draft agenda outline.
• Six Bridgeland items appear on that outline in total: items 7, 8, 37, 78, 79 and 85.

What’s next

The draft agenda outline does not record a vote. The commission’s action on items 78 and 79 determines whether the general plan and Sec 48 proceed as filed or return with design changes. The other four Bridgeland items on the agenda were Creekland Village Sec 22 replat no 1, Prairieland Village Sec 58, Prairieland Village Sec 49 and Bridgeland Nature Preserve Way Church.
