Prospect Park South Colonial Revival relists at $11.75M
A Kings County deed puts a number on the gap between the 2017 purchase and today's asking price.

The Colonial Revival mansion at 1305 Albemarle Road, inside Brooklyn’s Prospect Park South Historic District, is back on the market for $11,750,000, Brownstoner reported in late October. Kings County deed records show the current owner paid $2,750,000 for the eight-bedroom house in January 2017, putting a precise number on how far the ask has climbed since the last time it changed hands.
Why it matters
Prospect Park South’s turn-of-the-century mansions rarely trade, so each relist is a data point for the whole historic district’s ceiling price. Brownstoner’s own account of the relaunch, a new broker and a new asking number, suggests the prior push did not produce a deal, not that the owner is cutting the price to force one.
The numbers
The deed for the January 2017 purchase, filed with the Kings County Clerk as CRFN 2017000039626 and recorded January 30, 2017, lists a $2.75 million transfer for the Albemarle Road parcel (block 5094, lot 1). The current listing, placed with Fantastic Frank agents Chris Farber and Lauren Talio, asks $11.75 million, a gain of roughly 327 percent over that 2017 price in a market where the house has stayed with the same owner the entire time. The home carries eight bedrooms and seven full and one half baths, per brokerage listing data cited by Brownstoner.
What’s next
No contract has been reported. Until a new deed is recorded with the City Register, the $11.75 million figure is an ask, not a sale, and the next ACRIS filing on block 5094, lot 1 will be the one that tests it.
On the record
ACRIS shows the current owner of 1305 Albemarle Road paid $2,750,000 for the house, deed dated January 20, 2017 and recorded January 30, 2017 (CRFN 2017000039626, Kings County block 5094, lot 1). Today's $11,750,000 ask is about 4.3 times that price.
