Clinton Hill buyer files a 4-story building on a $3.6M lot

122 Brooklyn LLC paid $3.6M for 126 Clinton Avenue and a 2-unit new-building filing is dated 21 days after the deed, on a job number that predates the sale.

122 Brooklyn LLC paid $3.6M for 126 Clinton Avenue in Clinton Hill and a new-building filing for a 4-story, 2-family house is now in plan review, which tells a developer the buyer is building, not holding.

Why it matters

The deed from a family trust is dated Sept. 1 and was recorded Sept. 9. DOB NOW lists the new-building filing, B01373205-I1, with a filing date of Sept. 22. That is 21 days after the deed date and 13 days after recording.

Do not read that as a fast reaction to the purchase. The job number is lower than an alteration job (B01382750) filed on the same lot in April 2026, which means the number was issued before the sale. The likelier reading is that the buyer picked up a plan already in motion, or refiled one. The record does not show who started it, so we do not say.

One more mismatch: the deed names 122 Brooklyn LLC, while DOB lists 218 Brooklyn LLC as owner on both filings. That may be a typing error. We could not confirm it.

The numbers

  • Price: $3,600,000, per the recorded deed.
  • Debt: a $2,400,000 mortgage to S3 SB Real Estate Credit A Trust, dated Sept. 1 and recorded Sept. 10, about 67% of the price.
  • Plan: 4 stories, 2 dwelling units and 4,353 sq ft of construction floor area on the DOB filing, a 2-family building type.
  • Cost: the filing shows an initial cost of $0, so there is no construction budget to price against.
  • Price per sq ft: not computed. The filing gives floor area but not lot area, so a land or building rate would be a guess.

At $3.6M for two units, the land basis alone runs $1.8M per unit before any construction cost.

What’s next

The filing is in plan examiner review as of Oct. 7. Watch for an approval, a cost figure and a correction of the owner name. A pre-sale job number would also mean the seller or an earlier owner had a design underway, which is worth checking in the next filings on the lot.
