Greenpoint buyer files to add two floors 20 days after $3.3M deed

A Greenpoint buyer paid $3.3M to an estate on Sept. 16 and filed to take a 3-story building to 5 stories on Oct. 6, 20 days later, per ACRIS and DOB NOW.

231 Calyer Street LLC paid $3.3M for a 3-story Greenpoint building and, 20 days after the deed date, filed to make it five stories, the clearest sign yet that this buyer bought the air rights as much as the building.

Why it matters

The sequence is the playbook: close on an estate sale, then file the vertical expansion before most buyers have finished their first inspection. The seller was Natalie Wooley, as administrator, so this was an estate disposal rather than a marketed trade. The deed is dated Sept. 16, 2026 and was recorded Oct. 5, per the ACRIS record. The buyer did not wait for the recording to line up the architect.

DOB NOW job B01457248-I1 is an Alteration CO filed Oct. 6, 2026 for block 2576, lot 25, 231 Calyer Street, 11222. It shows 3 existing stories and 5 existing dwelling units, going to 5 stories and 4 dwelling units. That is two floors added and one fewer apartment, so the extra height is not buying extra unit count on paper.

Initial cost is listed at $750,900 across 7,509 sq ft of construction floor area, about $100 per sq ft. That is a filing estimate, not a bid. The owner field reads “Not Applicable,” and the filer is a registered architect at Kushner Studios. The record carries no lot or building area, so we cannot compute the $3.3M on a per-square-foot basis. We do not know who stands behind the LLC.
