Greenpoint buyer files to demolish 30 Newel 2 days after $2.55M deed

A Greenpoint buyer paid $2.55M for a two-story house on Sept. 23 and filed a full demolition on Sept. 25, two days later, per ACRIS and DOB NOW.

A Greenpoint buyer paid $2,550,000 for a two-story house at 30 Newel Street on Sept. 23 and filed to tear it down on Sept. 25. For a developer, a two-day gap between closing and a demolition filing suggests the buyer was pricing the lot, not the house.

Why it matters

The buyer on the deed is 30 Newel Street Property Owner LLC, with a Greenpoint Avenue mailing address. The sellers were the Eugeniusz Orzechowski Living Trust and its two successor co-trustees, per the ACRIS record. We could not tie the LLC to a larger operator from the public record, so we do not name a parent brand.

A filing two days after closing is consistent with a buyer who had plans drawn before the deed. The filing does not say what replaces the house. The filing covers demolition only, and no new-building job on this lot appears in the DOB NOW dataset we checked.

This is the same pattern we tracked at 231 Calyer Street, where a Greenpoint buyer filed 20 days after closing. Newel moved ten times faster.

The numbers

  • Price: $2,550,000, deed dated Sept. 23, recorded Sept. 30, per ACRIS.
  • Filing: DOB NOW job B01438147-I1, Full Demolition, filed Sept. 25, per the DOB NOW dataset.
  • Existing building: a one-family, two-story house with 1,765 sq ft of floor area on the filing.
  • Price per sq ft: about $1,445 per sq ft of existing building area ($2,550,000 divided by 1,765). That is a building figure. The filings we pulled do not state lot area, so a land price per sq ft is not computable here.
  • Estimated demolition cost on the filing: $50,000.
  • Lot: Brooklyn block 2684, lot 51, Greenpoint, ZIP 11222.

What’s next

The job sat in plan examiner review as of Sept. 28. Watch for a new-building or major alteration filing on lot 51, which would show the intended use and unit count. Until one appears, the lot is a cleared-site play with no disclosed program.
