Broward owners lost 12 properties at foreclosure auction last week

Twelve Broward properties sold at foreclosure auction Oct. 1 and 2. Seven went to outside buyers, five back to lenders. Top bid: $601,100 on NW 105 Terrace.

Twelve Broward County properties left their owners at foreclosure auction last week. The clerk’s online sales on Oct. 1 and Oct. 2 closed six each. Seven went to outside buyers and five reverted to the foreclosing lender on credit bids, so 42% of the sales never reached the open market.

Why it matters

For agents, a third-party sale is a property that changes hands without a listing, and a lender take-back is a bank-owned asset that may surface later. Both are early signals of where Broward distress is landing, address by address. The sales were held on the county’s own auction platform, and winning bids are public the day they close.

This count covers Broward only. We are not extending it to other South Florida counties, because the data we track there for the week is incomplete.

The numbers

The three largest sales were all on Oct. 1 and all went to third-party buyers:

  • 2591 NW 105 Ter: $601,100 winning bid on a $540,159 judgment (case CACE-25-019882). The buyer paid about $61,000 over the judgment.
  • 7707 SW 8 St: $311,100 on a $486,593 judgment (CACE-26-003421), roughly $175,000 under the amount owed.
  • 4040 Galt Ocean Dr #511: $92,700 on a $95,695 judgment (CACE-25-007347), a condo in the Galt Ocean Mile area of Fort Lauderdale.

The seven third-party sales together totaled about $1.17 million in winning bids. Judgments in the 12 cases ran from roughly $11,000 to $541,000, so most of the week’s volume was small balances, not large assets.

What’s next

Third-party buyers typically have to pay within the clerk’s deadline, and the clerk then issues a certificate of title once the sale clears. Watch for the Galt Ocean and NW 105 Terrace parcels to show up in resale or rental listings in the coming weeks. The five lender-held properties are the ones to track for a later bank-owned listing.
