The City of Denton issued commercial permit 2512-0366 on Oct. 7, 2026, valuing “Harris Ranch Industrial Bldg 1-5” at $68.8M. The site is 3400 Harris Ranch Rd, and the contractor of record is Bratjen Construction.

Why it matters

For builders and subs, this is vertical work, not site prep. The permit covers building construction for five industrial buildings, which puts steel, tilt-wall and concrete packages in play in Denton. The city issued separate building permits for each of the five buildings the same day.

The record names a landowner trust as owner and no developer. The Denton Record-Chronicle reported that Urban Logistics Realty bought 53 acres of Harris Ranch for industrial development. That report does not tie the purchase to this address, and the permit names no buyer, so we do not attribute this project to a developer.

The numbers

The permit lists a job value of $68,825,228.70. The city record shows no square footage, so we do not compute a cost per square foot. Site work began earlier: Bratjen holds an Aug. 11 clear-and-grade permit and a $475,000 retaining wall permit at the same address.

The comparison is the new fact. Last week we covered a $70.0M clearing and grading permit on Westcourt Road, permit 2608-0283, issued Sept. 16. That one is site work for a logistics project. This one is the buildings themselves. Two industrial sites in one city now carry roughly $70M each in permitted work, one at grading stage and one at vertical stage. See the wider Dallas-Fort Worth market for other filings.

What’s next

We will watch the Denton permit file for trade permits and any later phase filings on the remaining acreage, and for a developer named on a permit.
