Double L Ranch files $5M amenity center near Dripping Springs
A Texas licensing filing puts a $5M declared cost on an amenity center for Double L Ranch, the master-planned community northwest of Dripping Springs.
An amenity center for Double L Ranch, the master-planned community northwest of downtown Dripping Springs in Hays County, was registered with the Texas Department of Licensing and Regulation on Oct. 22 with a declared construction cost of $5.0M.
Why it matters
Double L Ranch sits in Dripping Springs’ extraterritorial jurisdiction, outside city limits, and was last reported at 2,231 planned homes when the city reviewed an amended plan in 2021, according to Community Impact. An amenity center is usually one of the first shared buildings a master-planned community puts up, because it helps sell lots and homes in the early phases. This registration is the first state record we have seen for vertical construction on the project’s shared facilities, and it signals the community is moving from land plan to buildings.
The numbers
The TDLR registration, TABS2027004241, lists a $5.0M estimated cost for the amenity center in Hays County. It gives an estimated start of June 2027 and an estimated completion of November 2028, a build window of about 17 months. The 2021 Community Impact report put the community’s average density at 1.3 homes per acre and its combined public and private parkland at 500 acres. A TABS registration records the owner’s declared construction cost for accessibility review; it is not a sale price, a loan or an appraised value.
What’s next
The registration does not confirm that construction has started, and the state filing does not name a homebuilder. TDLR accessibility reviews and inspections follow registration, and the estimated dates can move before work begins. AmDev tracks new state project filings across the Austin metro as they register and will report further Double L Ranch filings, including any builder that registers a project under its own name.
