$6.0M retail phase registered at Bastrop's Burleson Crossing East
Phase II inline retail follows the $11M Dick's Sporting Goods registration at the same SH 71 center earlier this month.
A 41,958 sq ft retail building planned for 655 W SH 71 in Bastrop registered with the Texas Department of Licensing and Regulation on Oct. 21 at an estimated cost of $6.0M. The filing, TABS2027004075, covers Burleson Crossing East Phase II Inline Retail. The scope is a shell tilt wall building with partial finish out in some tenant spaces, and Cuaso Design Studio of Bee Cave is the design firm.
Why it matters
This is the second TDLR registration at Burleson Crossing East this month. On Oct. 5, a $11M, 55,000 sq ft Dick’s Sporting Goods was registered at the same facility. An anchor followed by inline shell space is the usual sequence for a power center. For brokers and tenant reps, the Phase II filing means small-shop space on Bastrop’s SH 71 frontage is now on a dated schedule. The record lists no tenant yet.
The numbers
The TABS record puts the estimated construction cost at $6.0M for 41,958 sq ft, about $143 per sq ft. TDLR lists an estimated start date of Nov. 9, 2026, and an estimated completion date of Aug. 15, 2027, a build of just over nine months. The filing names no general contractor and no tenant.
What’s next
A TDLR registration records the project’s scope and estimated cost for accessibility review. It is not a building permit, and local permits still have to issue before the tilt wall panels go up. Separately, TxDOT has registered a $62.5M SH 71 overpass at Cedar Creek, west of Bastrop on the same highway. More on the region is on the Austin market page.
