Trans Florida Development, the land bank that stages ground for D.R. Horton, paid $28.5 million for a 40-acre parcel platted for 232 homesites at Redland Road and Southwest 336th Street in Florida City, buying from a seller tied to Carrollton, Texas-based Onx Homes. It is the buyer’s second South Miami-Dade land acquisition in nine days, following its $16.9 million purchase of 55 platted lots near Homestead on July 29.

The 40-acre site works out to $711,788 per acre, more than 42 times the $16,885 per-lot basis Horton’s affiliate paid near Homestead nine days earlier on a smaller, less-developed site, though the two deals are not directly comparable since this parcel is fully platted for 232 homesites versus lots conveyed there. Trans Florida financed the purchase with $50.7 million in construction debt split between Renovo Financial and Setanta Development Capital, more than 1.7 times the land price, signaling the lenders are underwriting vertical construction, not just the dirt.
