Dulce Vida Farms LLC took title to a 396.52-acre tract in Kendall County on Oct. 26, 2026, and recorded a $6.2 million deed of trust to First State Bank of Burnet the same day, per Kendall County Clerk instruments 413175 and 413176.

Two weeks earlier, on Oct. 13, the same LLC took title to Lot 99, Unit 1 of the Sabinas Creek Ranch subdivision near Boerne from a family trust, per instrument 412831.

Why it matters

Two Kendall County land buys in two weeks, one of them financed, put a new rural landholder on the map in Boerne’s Hill Country. Texas counties have little control over land use outside city limits. That makes clerk filings like these the earliest public trail of a Hill Country land play, well before any plat or construction shows up.

The numbers

The deed of trust secures a note of $6,211,934 against the 396.52-acre tract. The companion deed describes the land by survey, not by subdivision lot. Texas deeds do not state a sale price, so neither purchase carries a confirmed price. The loan amount is the only dollar figure on the record.

  • $6,211,934 note to First State Bank of Burnet, instrument 413176
  • 396.52 acres, Survey 227 per the clerk index, instrument 413175
  • Both filings recorded back to back on Oct. 26, 2026
  • Lot 99, Unit 1, Sabinas Creek Ranch, instrument 412831, recorded Oct. 13, 2026
  • No deed of trust tied to the Oct. 13 lot purchase appears in the clerk index we track

What’s next

No TABS registration or plat tied to the tract has surfaced yet. A replat, a new lien or a resale would be the next filings to watch in the Kendall County index. More on the metro: San Antonio.
